2BHK Vastu Plan for a 30×40 Plot: Step-by-Step Room Placement

30×40 (1,200 sq ft) is the most common residential plot size in India — and "2BHK on 30×40, Vastu-compliant" is the exact brief lakhs of families give their engineer every year. Here's how to place every room zone by zone, what sizes actually work, and how to verify your plan's Vastu score free before the architect draws a single line.

What fits on 30×40

After typical setbacks, you're building on roughly 900–1,000 sq ft per floor. That comfortably holds: living room, kitchen, two bedrooms (one master), two bathrooms, a pooja corner, and circulation. It's a generous 2BHK or a tight 3BHK — and the honest advice is that a well-planned 2BHK lives better than a squeezed 3BHK.

East or South facing plot? The zone rules don't change — the kitchen still belongs South-East, the master bedroom still South-West. Only the entrance moves: take it from the most favourable segment of whichever wall faces the road (East and North segments preferred). This is exactly where scoring your specific plan beats generic advice.

That totals ~800 sq ft of rooms, leaving ~100–150 sq ft for passages and wardrobe niches — a realistic, non-cramped plan.

The 4 mistakes to avoid on 30×40

  1. Kitchen pushed to the North-East because "the plumbing was easier there" — the most common defect in builder plans.
  2. Staircase in the centre. On narrow plots the stair drifts toward the Brahmasthan; keep it South, West or South-West.
  3. Toilet in the North-East corner. If plumbing forces it, at least keep it off the exact corner.
  4. Master bedroom in the North-East to "get the morning light" — rest belongs South-West; give the NE to the living or pooja space instead.
